Cattco Spring 2021 News Update
With the year already a quarter of the way through and the prospect of the Pandemic being brought under control we are very excited here at Cattco about the opportunities that lie ahead. The inclusion of Teesside in the new Freeport list as well as The Treasury and other Government Departments moving to our area can only be good news and we fully intend to capitalise on it! Already on behalf of our clients The Mandale Group we have advised on the purchase of the iconic building known as Ochre Yards in Gateshead. Formerly an old barn, this building has stood vacant for many years and Mandale Developments intend to convert it into 58 state of the art apartments.

Cattco January 2021 News Update
Despite the serious and on-going nature of the current pandemic here at Cattco we have not been idle so far this winter!
Our clients Fintry Estates, in conjunction with Hargreaves Property Ventures, have started on site in Bridlington with the construction of their 45,000 sq ft retail development where we have agreed pre-lets to Lidl and B&M and are currently negotiating the letting of the final unit. Completion is expected in August this year; more details here
In Middlesbrough we have completed a 22.000 sq ft letting of former industrial premises in North Ormesby Road on behalf of John Livingstone Estates to MyLockup.
In Darlington, in conjunction with our joint Agents CPNE, we have successfully completed the sale of the last parcel of land at Yarm Road Interchange on behalf of our clients CDP, which marks the end of a 10 year comprehensive development of this former site originally occupied by The Torrington Company
Also In Darlington we are favoured with instructions to dispose of the former B&Q premises at Whessoe Road Retail park – full details can be found here.

Catterall & Co Autumn 2020 Update
Notwithstanding the damaging effects of COVID 19 the Cattco team have been busy these past few months completing several diverse property transactions including:-
- The letting of a prime shop for CDP Ltd in Front Street; Chester le Street
- Consultancy advice to The Lane End Group for a local retail development in Winnington, Northwich, Cheshire
- Consultancy advice to private clients for a major land partnership transaction on a residential site in Flatts Lane, Middlesbrough
- Disposal of the remaining Commercial sites at Yarm Road Interchange, Darlington for CDP Ltd
- Advising Fintry Estates concerning their successful retail development in Bridlington, East Yorkshire to provide new stores for Lidl and B & M.

Catterall & Co Autumn 2019 Update
Well the Summer has flown by but here at Cattco we have been busy progressing a selection of development deals on behalf of retained clients across the retail, industrial and residential sectors with some important Planning decisions expected shortly!
We also advised Tricogen Laboratories on the acquisition of a prime distribution warehouse in Newton Aycliffe and are close to completing the purchase of a substantial property for a private HMO client.
We are still on the lookout as always for a number of investment client requirements which can be found here as well as sites for Affordable Housing clients and a newly-established neighbourhood C store chain so please get in touch if you have anything suitable.
Catterall & Co Spring 2019 Update
Well Spring has well and truly sprung here at Cattco as we enter our sixth year of dealing! In Redcar we successfully negotiated the surrender of the former Beales Department store following a successful temporary let to a fashion Outlet store and B&M are now set to relocate, thus breathing new life into the town centre.
Our clients’ development plans in Bridlington, Middleton St George and Hart are progressing well and we hope to see “Tonka Toys” on all three sites soon.
However we are still looking to fulfil our industrial requirement for Birmingham, where we are looking for a 30,000 sq ft light industrial building on a secure site of 1.5 – 2 acres that needs to be as close as possible to M5 junctions 1-3. We were pleased to see the opening of Heron’s new store in Redcar which we let to them on behalf of Redcar and Cleveland Borough Council as well as the one we acquired for them in Norton, Stockton upon Tees, and we are also pleased to see that Priority Space are in for planning for a new Business Village at Yarm Road Interchange, Darlington where we sold them part of the last remaining land of CDP’s mixed-use Development . Things are moving forward in Bridlington where our clients Fintry Estates are progressing their planning application for a 45.000 sq ft Retail scheme adjoining the Railway Station and we are currently advising on several residential and mixed-use schemes elsewhere in the North.

Never mind the World Cup – we have scored our own hat trick of deals at Cattco this week!
In the first half we let the former Library in Redcar to Heron Foods on behalf of Redcar and Cleveland Council.
Just before half time we exchanged contracts to purchase a tidy mixed investment portfolio in Whitby on behalf of Mandale Group.
And then, just before the whistle, we completed on the acquisition of the former Sainsburys unit in The Glebe, Stockton on behalf of Heron Foods
Back of the net!!

Catterall & Co Summer 2018 Update
Well, as we head into the Summer holiday period; it has been a very busy time here at Cattco.
Firstly; we had a trip to New York to see the wonderful Real Estate on offer with the hopes of learning something about their built environment that we can bring back here in shape, form or ideas to The Great North East.
We were invited by our friends at Latimer Hinks Solicitors to join the panel of property experts to discuss the problems facing Darlington which brought out a number of issues which were put to The Council representatives.
Following the announcement of the forthcoming closure of The Binns and Marks and Spencer Premises in Darlington we took to our social network accounts and started the “I’m backing Darlington” campaign which received over 10,000 views and stimulated lots of local interest so much so that Graham Robb of Recognition Marketing organised a meeting of people who had an interest in Darlington Town Centre and this was extremely well attended and we were again represented on the panel

We were also pleased to attend The Tees Valley Business Summit which was well attended and an excellent showpiece for all the positive things that are happening in the area; all very exciting!
On the work front, we have been very busy with a number of sales and acquisitions for retained clients.
In Bridlington, where we are acting for Fintry Estates on a new 40,000 sq ft in-town retail development, we have a Public Consultation on July 12th prior to submitting a planning application later in the Summer . See attached PDF plan here

Catterall & Co April 2018 Update
We have been so busy here at Cattco in the first part of this year that we almost forgot to celebrate out fifth birthday – Happy Birthday to us! Two of our recent deals have now been built out – Nickstream Lane Darlington was acquired for Onestop, and a prime site on Yarm Road Interchange, Darlington was sold on behalf of CDP Developments to RMB Motors.
Our retail scheme in Bridlington on behalf of Fintry Estates is taking shape, our clients CDP were successful in gaining Planning Permission for a C store and 11 houses in Middleton St George and, amongst other things, we acquired an attractive retail investment in Northallerton for which our clients, Mandale Properties, have great plans for refurbishment. In addition we still await the outcome of further planning applications throughout the area and are constantly on the look-out for further development and investment opportunities. Well Christmas 2017 went in a flash and it’s all systems go here at Cattco! In the run up to the Festive period we managed to complete the sales of our 2 investments in Darlington Town Centre, and our clients Fintry Estates gained preferred developer status for an exciting retail scheme in Bridlington.
As we launch into 2018, planning applications, on behalf of a selection of our clients, are due to be heard on three residential sites in the North East and we have several investments under offer on behalf of retained clients. It may have been an average summer Meteorogically speaking but we have been steaming ahead with business at Cattco HQ! After three years of advising Private Clients in partnership with Theakston Land we have finally secured planning consent for 400 houses at Flatts Lane, Normanby and are similarly advising other clients in partnership with the Home Group for a 30 unit residential scheme in County Durham.
We have also successfully completed the sale of land at Yarm Road Interchange Darlington, in conjunction with our good friends at Connect Property North East, on behalf of CDP Ltd to RMB Motor Group for the construction of two motor dealerships. As Easter approaches we are very pleased to announce that Catterall & Co have been nominated for Commercial Deal of the Year at the forthcoming Insider Property Awards North East for development advice which finally led after seven years to the sale of Felling Town Centre on behalf of our clients Helmsley Securities and Caddick Developments, who have also been nominated for Commercial Development of the Year! The results will be announced at a Gala Dinner on May 4th so May the 4th be with us!!
In addition we have secured further premises for our clients Onestop Stores in Nickstream Lane Darlington and are keen to hear of any other C store opportunities throughout the North of England. A very busy month following return to school and work for some after the Summer holidays.
Delighted to see after several years work that our clients Trade Hair Supplies have opened their new branch in Darlington. A real jewel for the town and we were delighted to advise.
A top night at Jacksons Law celebrations for their 140th Birthday: 60 more to go for the Bicentenary!
We were pleased to have sorted the final sale of The Travelodge in Darlington, as well as the sale of the Heron Foods investment in Stockton on Tees, both of which we created on behalf of our good friends and clients CDP.
Also delighted to attend the opening of M7’s Vision Retail Park in Hartlepool where we won a pair of Ray Banns and £1,000 worth of travel vouchers!!!
So as we head towards Christmas we are busy working on several interesting acquisitions so watch this space.

Catterall & Co September 2016 Update
Despite the uncertainty surrounding Brexit we at Cattco have had a really busy summer, transacting in excess of £15 million worth of sales, lettings and acquisitions.
In particular we have concluded lettings at Yarm Road Interchange Business Park Darlington on behalf of Commercial Development Projects Limited to Snapfitness and Howdens Joinery, and then sold the resultant investments, along with the Travelodge Hotel for in excess of the £5.5 million guide.
In addition the letting of the final unit at Felling Town Centre was concluded to Barnardos and the sale of the whole centre completed in excess of the £9.7 million guide price. Some of us even found time to indulge in a spot of horse-spotting at York Races with some fellow agents!

Well first up a huge shout-out to Jane Elphick for completing the London Marathon in support of her late father and our much-loved colleague Hugh – nearly £6,000 raised for Prostate Cancer Research; if you still feel like donating then check out the link below in our April update!

Back at Cattco HQ we have also been busy with completions of lettings to Barnardos in Felling and Snapfitness in Darlington. We have also exchanged contracts on the sale of Felling Town Centre above asking terms, as well as new purposes-built premises for Howdens Joinery at Yarm Road Interchange in Darlington. We will shortly be bringing The Yarm Road Trade Park investment to the market and also the adjacent Travelodge/Snap Fitness unit.

Catterall & Co March 2016 Update
Well winter has officially been and gone and we can look back on a busy quarter with, amongst other things, the successful acquisition of prime retail investments on behalf of private clients, the signing off of a major parcel of strategic residential development land agreement and negotiated the relocation, following CPO, of Ray & Co to their new Lingfield Way premises in Darlington.
In addition, flushed by the success of acquiring a new Irish Headquarters for retained clients we have now sent our roving surveyor further afield to appraise future possible purchases!!
We are also pleased to report that ASDA will be opening their anchor store on March 14th in Felling Town Centre where we have successfully let all but one of the adjacent retail units – click here for details of the last one. We would like to start the New Year by thanking all those who sent messages of support following the loss of our good friend and colleague Hugh Elphick who died on November 3rd 2015 – he will be sorely missed but very fondly remembered.

Catterall & Co Autumn 2015 Update
Autumn has taken it’s time in arriving but this hasn’t slowed us down at Cattco HQ! We have witnessed an upturn in activity, particularly in the Leisure and Industrial sector, and the retail and residential sectors continue to perform well.
Notable successes include the disposal of the Star Bowl Leisure Facility investment in North Shields with our joint agents Rees Denton on behalf of private clients, and the acquisition of several off-market investments for private clients.
Other schemes are progressing well with FP Plastics unit at CDP’s Yarm Road Interchange in Darlington has now been handed over and the final unit in Felling Town Centre is now under offer on behalf of our clients Caddick Group and Helmsley Group.

Catterall & Co Summer 2015 News Update
With Summer now drawing to a close we are pleased to report that it has been another busy season at Cattco! Substantial progress has been made in the construction of Felling Town Centre by our clients Caddick Developments, in conjunction with The Helmsley Group, with PC of the retail units due within the next month and full completion in February 2016.. Upon completion of the development we have been retained in conjunction with Reeves & Co to market the investment.
At Yarm Road Interchange more space has been snapped up with FPE Seals Ltd taking a unit of 34,000 sq ft with additional expansion room in one of the most modern industrial units to be built in the Tees Valley this year.
On the acquisition front, amongst other deals, we had a notable success in sourcing new freehold Headquarters in Ireland for our clients Cleveland Cable at Finglas in the industrial quarter of Dublin.
Other notable instructions include
*Negotiating a development partnership for residential development of 40 acres to the east of Middlesbrough
*Negotiating a complex CPO in Darlington on behalf of owner/occupier industrial premises.
*Conducting a major leisure-space audit on behalf of retained freeholders in Newcastle City Centre
*Scope exercise on behalf of a major C Store client to identify new store ops.
We also had time to take up a kind invitation from our friends @retail who entertained us to a fine day out at Newcastle Races which, thanks to a last-race success, meant that we escaped with our finances intact!

Catterall & Co Early Summer 2015 News Update
Well summer is here at last and things are pretty sunny at Cattco, although we have yet to get out the shorts and sunscreen!
We started the school term with a trip to Leeds to see our friends at The Co-operative Group who are still taking units despite the invasion of European competition. The C store market appears to be coming to terms with the shift away from one-store, one-shop habit and we still have active requirements for units in a variety of locations; please call us if you may have something suitable.
We were also royally entertained by our good friends at Metcalfe Harland up in the Toon on a gloriously sunny day! This coincided with the Second Anniversary of the formation of Catterall & Co so a good day was had by one and all.
We are also pleased to see cranes appearing at various developments with which we are involved, including Taylor Wimpey’s 180 unit housing development at Ushaw Moor, the ASDA-led retail scheme at Felling by our clients Caddick Developments; the Heron Frozen Foods new store at Norton, Stockton-On-Tees and The new Fluid Power Building at Yarm Road Interchange Darlington; both latter developments being undertaken by our clients Commercial Development Projects Limited.

We’ve certainly hit the ground running as we launch in to another year. Our clients CDP are coming out of the ground on the site of the former Roseworth Library in Stockton with a spanking shiny new unit for Heron Foods; another client The Felling Partnership is steaming ahead with the construction of the new Felling Shopping Centre anchored by a 35000 sq ft ASDA food store. In addition we have issued HOT’s in respect of two strategic farmland sales within the area to major house builders and are still chasing commercial sites on behalf of clients in Dublin and Oxford, as well as major commercial centres throughout the North of England.
